    Effective Jan. 1, 2026 any notice of claim and recordings will cost $40. 

    For the past, 10 years the notice of claim and with an extension of a previous lien has been defined, titled and recorded by the registry of deeds as a lien.

    As of Dec. 2025, taking advantage of the cost to record at $22 before the Jan 1 changes, the notice of claim and extension (combined) document was classified as "miscellaneous". We have had that corrected due to being a new lien and with the extension but the Registry of Deeds is requesting that any future liens to be extended must have a separate document.

    This is going to cost a lot more in the future for 2 separate documents at $40 each rather than combining a new lien and extending future liens.

    If members would look at your link under members only section, "resources", you will see we have a document that the Registry of Deeds is currently debating, from the 2020 conference, section A, from Mary Denison, titled, Notice of claim and extension of prior recorded NOC form.  

    On the other hand, the title company will research a "miscellaneous" recording on an owner's deed when the property is being prepared to be transferred  to a new owner to request a discharge of the owner's liens.
